How much could a Malasaña flat earn? An illustrative two-bedroom case

A three-guest flat, €150 per night and an assumed 90% occupancy: €2,072.95 monthly balance after included costs. Platform fees, management, cleaning and VAT explained—not a return guarantee.

It is half past eight in the evening. You have closed your laptop when a message arrives: “Our flight is delayed—can we check in later?” Tomorrow brings a check-out, a cleaning appointment and another booking. Your flat can generate income; the questions are how much remains and how much time you want to spend on it. This fictional scene introduces a practical choice: self-management or delegation with transparent numbers.

Malasaña: two bedrooms, three guests and a choice

Imagine a Malasaña flat with one double bedroom and one single bedroom, accommodating up to three guests. This is not an actual managed property or an identifiable client case. Its hypothetical owner wants booking income without coordinating every arrival, replying to every question or scheduling each turnover.

First: confirm the property can legally operate

Malasaña is in Madrid’s Centro district, where planning conditions are particularly important. Two bedrooms or an existing Airbnb listing do not establish permission to operate. This example assumes the exact address, applicable authorisations, building rules and registrations have been checked. It does not imply that any residential flat can open a tourist listing. Gran Vía Hosts handles operations, not licence applications or legal advice.

The scenario: €150 per night and 27 booked nights

We assume a 30-night month and an average accommodation rate of €150, with no separate cleaning charge to the guest. These are modelling inputs, not verified Malasaña market rates. A 90% occupancy means 27 booked nights: a favourable scenario, not observed occupancy, an annual average or a guaranteed target. A property-specific estimate needs dated comparable listings, amenities, availability and actual booking evidence.

From €4,050 in accommodation to the owner’s remaining balance

Accommodation produces €4,050 in this scenario. After the platform deduction, Integral 360 management, cleaning, budgeted VAT and included allowances, the balance would be €2,072.95. This is not final net profit or an investment return: owner taxes, fixed property costs and financing may still apply. The table shows exactly what has been deducted.

Delegation buys management—not a guarantee

Return to the delayed-flight message. Within the agreed scope, Gran Vía Hosts handles listings, pricing decisions, guest communication and coordination of arrivals, cleaning and maintenance. You can focus on your plans and receive booking income. Hiring a manager does not automatically raise occupancy, and we cannot claim self-management would earn less without comparable evidence for your home. Assess the workload delegated, service quality and remaining balance after all costs.

What is missing from final profit or investment return?

An illustrative €250 monthly allowance covers utilities, internet and consumables; these are not actual invoices. Repairs, owner income tax, property tax, building charges, insurance, mortgage, depreciation, refurbishment, furnishing, setup and compliance costs have not been deducted. Accommodation VAT, other taxes and duties depend on the activity and tax circumstances: we do not assume zero. Without these costs and the invested capital, this is not final net profit or an investment yield.

Your flat needs its own estimate—not an appealing headline

Have a two-bedroom flat in Malasaña or another Madrid neighbourhood? Tell us its approximate address, layout, availability, legal status and the tasks you want to delegate. We can discuss a property-specific scenario and applicable costs. Integral 360 is 18% plus cleaning at €13/hour, both excluding VAT; contact us to confirm the exact rate, commission base and scope. The next step is to check whether the numbers and service suit you, not promise a full calendar.
